The main task of the e-commerce marketing specialist is to handle all online marketing efforts of property 21. Specifically this includes:

  • Lead Generation– Data mining, research the market to gain familiarization with the target audience, articulate services message and help sales through cold calling and follow ups.
  • Email Marketing: Grow and manage email list; send out email campaigns; track and monitor the campaigns and report on the results.
  • Customer Relations- Respond to inquiries from registered and potential members of the website.
  • Real Estate Market Outsourcing- Search for potential properties fit for a specified client. May also include some field works.
  • Other duties assigned by the supervisor.

Requirements:

  • Candidate must possess at least a Bachelor’s/College Degree or Professional License (Passed Board/Bar/Professional License Exam) in Computer Science/Information Technology, Business Studies/Administration/Management, and Marketing, Mass Communications or equivalent.

CONDO TIP: TO BUY OR TO RENT PART 2

Last time, we shared some pro’s and con’s about renting a condo unit. For this article, we are going to tackle both sides of owning a condo.

PRO’s

1. This is a good long term investment. Note that once you buy a condo, it will eventually turn out to be an investment. Most condo developers are offering lower rates for pre-selling condo. You may want to take advantage of it.

2. Full control of the unit. Yes!! It is yours! You can decide on what design you want to put on your unit.

3. Turn it into a profit generating investment. This is a clever point. You can put your unit up for rent or sell with a bigger price!

4. You have the bragging rights. Condos are now a status symbol. Some even think that it is now the basis of a higher societal status.

CON’s

1. It may be costly more than how it seemed. Remember that you still need to pay some developer imposed fee such as maintenance fee and association fee for the use of amenities. You also have to clarify if you also bought the parking space together with your unit. Some condos are selling it separately.

2. You also have to pay for property taxes on a regular basis.

3. This is a secret from condo developers. You are only allowed to use the unit for 50 years.

Many are asking what is more practical between the two options when it comes to condominium. Both ways can be good for condo hunters out there. But for today, we will do a comparative list so that you can identify which one is right for you.

RENT A CONDO

PRO’s

1. This is somewhat cheaper than buying a condo. All you need is to prepare cash for advance deposits as required by the lessor. All you have to think of is the monthly dues you have to pay for.

2. Most condo units for rent are fully furnished. There’s no need to worry about the items you have to bring with you. You can also have a full access to the amenities the condominium offers to its tenants.

3. No long years of waiting. You can move to the unit anytime you are ready.

CON’s

1. You may have a full access of the unit and its furnishing but it still not yours. You may need to be extra careful with the stuffs inside.

2. This is not a wise move if you are aiming for a long term investment. Unless the unit is rent to own, you are just giving away thousands of pesos to the lessor.

3. Privacy is something you cannot be assured of. Most condo lessors are allowing multiple tenant in the unit. This is common if the unit does have multiple bedrooms.

THIS IS GOOD FOR: Young professionals who are working in a business district who is not in need of a permanent place to own. This is also good for foreigners who are planning to work in the country.
